Construction Schedule

Construction start date is September 12, 2013, and completion is anticipated in June 2014, barring adverse weather conditions.

Scope of Work:

Renovation of three existing connecting one story structures into a single 8,430 s.f. gross shell building to be leased to the Museum of Neon Art (MONA). The building renovation includes asbestos & lead abatement, complete demolition of one structure - 220 S. Brand, partial demolition of the front facades and 30 feet of the remaining two structures, rebuilding the front 30 feet or 2,340 SF to join the two structures with addition of 740 SF upper display area, renovating the remaining 5,350 SF existing structures to have new exterior enclosure. Primary building structural systems will be: moment-resisting steel frame, shotcrete, a combination of steel and wood post & beams, and wood stud & joist framing. Exterior building enclosure consists of: aluminum storefront glazing, aluminum panels trim & coping, adhesive veneer of structural glazed tile onto cement board, metal strut channels, exterior cement plaster, an aluminum sectional door, metal doors & frames, limited concrete masonry units, paint over masonry, and built-up roofing. Interior construction includes: new concrete slab, ramps and steps on grade, wood steps, metal rails, and roof insulation & facing. Utility & systems work consists of all new: fire service and sprinklers, shell water service and reconnection of existing toilet room, shell gas service, shell electrical service and exterior & egress lighting installation. Building site work consists of asphalt paving, concrete pads & curbs, and metal & chain link fencing.
